About Us

With Blue 31 Management you can find your new Wisconsin rental home easily and conveniently. We have properties in the Baraboo, Reedsburg, and Fond du Lac areas, and offer clean, quality rentals at affordable rates. Our management team is committed to taking good care of all our residents and is very responsive to phone calls, striving to return all messages within 24 hours. We offer an online portal where residents can easily and securely pay their rent and submit maintenance requests.

  • What are your business hours?

    Monday-Friday, 8a-5p

  • Where do you have properties available?

    Currently we manage properties in Sauk and Fond du Lac Counties. Our units range from studios to single family homes. You can always see our available units listed on our website.

  • What type of leases do you offer?

    We offer a one-year lease. At time of renewal you will have the option to sign on for another year long lease, or start a month-to-month lease going forward.

  • How can I apply?

    Applications are available via our website. View our vacancies and apply.

  • I'm a first time renter, can I still apply?

    Yes! First time renters are encouraged to apply.

  • What are your requirements for applying?

    Some of our typical minimum requirements that we look for with a potential renter are:


    Good Credit History

    Non-Smoker (this includes vaping)

    Must Pass Background/Credit Check

    Must have Good References

    No Evictions in the past 10 years

    Income 2.5x Monthly Rent

  • What if I do not meet all of the minimum requirements?

    There are a few options if you do not meet the minimum requirements, and it doesn't mean a potential renter cannot rent a unit with Blue 31 Management. Sometimes, depending on what requirement is not met, and how far it is away from our requirements, we may require a higher security deposit or a co-signer. 


    Co-signers are required to be on the application as well, and they MUST pass our minimum requirements in order to be eligible to be a co-signer.

  • How can I set up a showing of the unit?

    To view the unit in person, we do require a pre-approved application prior. However, there are video walkthroughs available along with the photos included on the listing. These photos and videos may not be exactly how the unit is now, but they give a good idea of the layout and look of the unit.

  • Do you allow pets?

    The majority of our units do allow pets. It does state in the listing if pets are allowed or not and what the restrictions are.

      
    There is a monthly pet rent, per animal. Pets are required to be vaccinated and registered in the city that they are residing in. Renters who have pets MUST carry renter's insurance.


    Pets that are absolutely NOT allowed:

    -Exotic Pets

    -Aquariums

    -Birds

    -Some Breed Restrictions on Dogs, please contact us for our complete list prior to applying!


  • How can I pay my rent?

    Rent can be paid online via credit/debit card, or connecting directly to your bank

    account. We also accept cashier's check, or money orders sent via mail to our PO box.

  • If I send my rent through the mail, will I be charged a late fee if it arrives after the due date?

    We base payment by the postmarked date. So as long as the check is postmarked before the due date, you will not be charged a late fee for it arriving after the due date.

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal. 

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
  • What is the best way to get in contact with a leasing agent?

    The best way is to send an e-mail to blue31pm@gmail.com, emails are checked

    periodically throughout the day. To reach us by phone M-F 5pm-8pm, call 608-571-7288, leave a voicemail if you need.

  • I am a property owner and looking for someone to manage my properties
